As a LICENSED SHORT-TERM RENTAL PROPERTY, all guests must agree to follow all city ordinances and house rules as disclosed prior to booking off the property.
1. NO parties of Any Kind Due to the city ordinances, no parties are allowed at the property.
2. NO Fireworks of Any Kind Absolutely NO fireworks are allowed on and around the property at any time
3. NO Disturbing Noises of Any Kind This includes use of microphones and speakers for singing, speaking, and playing music throughout the day and especially after 10:00 pm and before 8:00 am.
4. NO Street Parking of Any Vehicles All vehicles must be parked on the designated area within the property. No commercial vehicles allowed. Please see the property map onsite for the designated parking area.
5. NO more than 6 Vehicles Allowed Due to the city ordinances, only limited number of vehicles are allowed.
6. NO Disturbances Around the Neighborhood This includes racing, revving, and spinning out cars/motorcycles on or around the property. Most importantly, NO DISTURBING THE NEIGHBORS! NO EXCEPTIONS!
If any neighbor or authority contacts us during your stay to report violation of any of the above rules, then you will be reported to the Channel you booked under and required to leave the property immediately without refund.
For your protection, like any hotel, we have 4 security cameras in the front yard and 2 security cameras in the backyard covering the outside premises.
• At no time is there a lifeguard on duty, you (the guests) are responsible for the safe operation of the pool and diving board and are responsible for all persons using the pool during your stay.
• Use of pool and diving board during your stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool and diving board equipment
2. The risk of injuries resulting from tripping or falling over obstacles in the pool and diving board area.
3. The risk of injuries resulting from unsupervised divers and swimmers colliding
4. The risk of other injuries resulting from participating in any action in the pool and diving board area.
All guests hereby agree to the conditions below and fully intend and choose to give up the legal rights, as stated below:
1. TO WAIVE ANY AND ALL CLAIMS that you have or may have in the future against the owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) to your use of the pool and diving board.
2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other costs that you may suffer or that your next of kin may suffer in connection with your use of the Releasees pool and diving board, pool and/or diving board areas to any cause whatsoever, including negligence on the part of the releasees,
3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool and/or diving board and pool and/or diving board areas.
4. That you verify that you are over the age of 18 and that you are responsible and will adhere to all the rules of the property and use instructions of the pool and diving board,
5. That this Waiver, release, and Agreement is fully effective and shall be effective and binding upon you, and your heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on your behalf or on behalf of your estate.

Guests agree to the following:
Waive any claims against the owner, host, or representatives.
Release the Releasees from any liability.
Hold harmless and indemnify the Releasees from liability to property or personal injury.
Verify the guest is over 18 and agrees to all property rules.
Agree the house rules/waiver are binding.
Assume the risk of any harm arising from use of the premises.
When cancelling a reservation, processing fees will not be refunded.

* Pets (dogs) are welcome. We charge a fee per dog per night, please ask me how much. We accept dogs over 1 yr old. Let me know asap (before check-in) if you have a pet.

ATTENTION: To help assure all local ordinances are followed as required by our business license in preventing unlawful parties, events and other disturbances, we highlight the rules for Local Residents (this includes City of Las Vegas, North Las Vegas, Clark County, Henderson and Boulder City). Parties, large gatherings (larger than our max allowed) and other disturbances will not be tolerated.

As a LICENSED SHORT-TERM RENTAL PROPERTY, all guests must agree to follow all city ordinances and house rules as disclosed prior to booking off the property.
1. NO parties of Any Kind Due to the city ordinances, no parties are allowed at the property.
2. NO Fireworks of Any Kind Absolutely NO fireworks are allowed on and around the property at any time
3. NO Disturbing Noises of Any Kind This includes use of microphones and speakers for singing, speaking, and playing music throughout the day and especially after 10:00 pm and before 8:00 am.
4. NO Street Parking of Any Vehicles All vehicles must be parked on the designated area within the property. No commercial vehicles allowed. Please see the property map onsite for the designated parking area.
5. NO more than 6 Vehicles Allowed Due to the city ordinances, only limited number of vehicles are allowed.
6. NO Disturbances Around the Neighborhood This includes racing, revving, and spinning out cars/motorcycles on or around the property. Most importantly, NO DISTURBING THE NEIGHBORS! NO EXCEPTIONS!
If any neighbor or authority contacts us during your stay to report violation of any of the above rules, then you will be reported to the Channel you booked under and required to leave the property immediately without refund.
For your protection, like any hotel, we have 4 security cameras in the front yard and 2 security cameras in the backyard covering the outside premises.
• At no time is there a lifeguard on duty, you (the guests) are responsible for the safe operation of the pool and diving board and are responsible for all persons using the pool during your stay.
• Use of pool and diving board during your stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool and diving board equipment
2. The risk of injuries resulting from tripping or falling over obstacles in the pool and diving board area.
3. The risk of injuries resulting from unsupervised divers and swimmers colliding
4. The risk of other injuries resulting from participating in any action in the pool and diving board area.
All guests hereby agree to the conditions below and fully intend and choose to give up the legal rights, as stated below:
1. TO WAIVE ANY AND ALL CLAIMS that you have or may have in the future against the owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) to your use of the pool and diving board.
2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other costs that you may suffer or that your next of kin may suffer in connection with your use of the Releasees pool and diving board, pool and/or diving board areas to any cause whatsoever, including negligence on the part of the releasees,
3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool and/or diving board and pool and/or diving board areas.
4. That you verify that you are over the age of 18 and that you are responsible and will adhere to all the rules of the property and use instructions of the pool and diving board,
5. That this Waiver, release, and Agreement is fully effective and shall be effective and binding upon you, and your heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on your behalf or on behalf of your estate.
By selecting “agree” to the house rules, you are confirming that you have read and understood all of the above relating to the use of pool.
You confirm that by selecting “agree”, you are waiving certain legal rights that you may have against the Releasees, and you fully agree to do so. Еще...
